The subject property is located on State Route 44 (Broad Street) as soon as you cross over from Crown Point Road West Deptford Township into the Borough of Paulsboro. It is adjacent to the recently renovated Paulsboro Draw Bridge which is fixed over the navigable waters of the Mantua Creek. The approximate size of the land is 186’ along Broad Street, 248’ along the Mantua Creek, 44’ along the southernly line (rear) and 215’ along the easterly line. The land has two driveway access points. The area immediately in front of the building is partially paved. It contains a one story block building approximately 1,500 square feet, previously used as a boat and repair shop. Water access (Permit) was previously obtained from the NJDEP to legalize a 200 foot by 8’ wide floating dock and 26’ wide by 80’ long concrete boat ramp along the Mantua Creek. Re-application would be required to renew same. The building appears to be useable, however, presently not viewable. Seller is in the process of removing all personal property located on the land and inside the building.
